Integrated Facilities Management (IFM) provides Clients a Cost-Effective, Streamlined and Simplified solution for their property management and maintenance needs.

HARD SERVICES

Our hard services include MEP (mechanical, electrical and plumbing) maintenance, civil maitenance and specialised services (including fire systems, potable water tank cleaning and treatment, vertical transportation and maintenance of signage/digital signage). MEP MAINTENANCE

Our comprehensive MEP (mechanical, electrical and plumbing) maintenance capabilities are designed to give your assets uninterrupted and maximum performance through a schedule of planned preventative maintenance (PPM), routing breakdown callouts and emergency response services. We plan our maintenance programmers completely around managing your assets in the most efficient way. This includes assessing their effectiveness over time and making recommendations for replacement where applicable.

At every stage we apply the most stringent QHSE (quality, health, safety and environmental) controls in line with our international accreditations. Our onsite QHSE team regularly audits our site operations and remains vigilant to anything that may in any way compromise safety or affect the quality of our service delivery. This extends not only to PWFM’s own operations, but to any pre-approved specialist subcontractors we may deploy.

All our MEP and QHSE operations are managed through our CAFM (computer-aided facilities management) system, through which we can fully monitor our performance against the project-specific key performance indicators agreed between PWFM and the client. The CAFM system also provides clients with complete transparency on our performance deliverables through a ‘dashboard’ system which shows a complete status report on all aspects of our operations 24/7.

CIVIL MAINTENANCE

Where civil maintenance forms a part of the contract, we conduct a full inspection of all common areas, rectifying any issues that need to be dealt with immediately, then designing a project-specific preventative maintenance programme at designated time intervals.

Our civil scope includes interior and exterior painting, masonry, fit-outs, snagging and refurbishment. Building fabric elements include walls, floors, ceilings, roofs, doors, ironmongeries, finishing or water-proofing.

Within our initial and ongoing evaluations, we prepare a full report of the general condition of the structure and building fabric, noting the critical points of deterioration or concern.

SPECIALIZED SERVICES

We partner with specialized service providers which we evaluate and pre-approve based on their solid credentials, expertise and cost-efficiencies. Through this we manage the maintenance of firefighting and prevention systems, vertical transportation such as escalators and elevators, potable water tank cleaning and treatment, signage/digital signage and other specialist services.

Before we deploy any specialist service providers onsite, we fully induct them to site-specific rules and processes. They are also subject to our ongoing internal monitoring and audit systems as part of our own QHSE processes.

SOFT SERVICES

Our soft services include large-scale cleaning, security, waste management, landscaping and irrigation, pest control management and swimming pool maintenance.We provide more details within the service-specific navigation links.

WASTE MANAGEMENT

We can take care of all waste management issues, ensuring that these activities are carried out by municipality-approved contractors in full compliance with local legislation.

After evaluating the different types of waste that will be generated on the site, we then formulate a comprehensive waste management plan on how each waste stream will be disposed of. We do this through sustainable means such as recycling wherever humanly possible to do so, then through the proper disposal channels.

We ensure that waste collection areas are kept clean, and that waste is collected and disposed of on a frequent basis to avoid any hazard or disturbance to tenants and the community.

CLEANING

The scope of our cleaning services covers the high-level care and cleanliness of client facilities, internally and for external façades. At all times we strive to use the most environmentally-friendly, chemical-free cleaning products and equipment that reduces energy-usage.

Resourced to take on cleaning contracts for entire residential/commercial buildings and retail complexes, our skilled cleaning teams are trained to keep your facility in prime condition, with minimal disturbance and absolute safety to tenants and visitors.

Our cleaning regime is both comprehensive and thorough. Prior to mobilising onsite, we put together a detailed cleaning plan encompassing every area and facet of our clients’ premises – from floor surfaces, furniture, skirting’s, carpet trims, pots and plants, to lighting, doors and handles, glass surfaces, elevators, escalators and staircases. Our specialized cleaning teams keep your premises in pristine condition 24/7, 365 days a year.

We understand that we are our clients’ brand ambassadors and place a huge emphasis on this. At all times our onsite cleaning staff are courteous, well-presented and helpful to all community members they interact with.

LANDSCAPING AND IRRIGATION

We understand that the aesthetics of your facility, inside and out, are of prime importance to creating a pleasant environment, retaining tenants and attracting visitors. To this effect we keep your outdoor spaces in pristine condition, maximising the property’s visual appeal and asset value.

Our landscaping professionals maintain the upkeep of hedges, flowerbeds and plantations, while keeping your irrigation systems working reliably and to their full efficiency. In all respects, we ensure your facility has the visually pleasing outside environment that make it a place where people want to live and work.

PEST CONTROL MANAGEMENT

Large-scale pest control management takes proper planning and execution to ensure you prevent any potential problems before needing to work reactively to get rid of unwanted visitors.

PWFM partners with the most competent and responsible pest control management specialists. They fully evaluate your facility and the purpose it is used for to assess which particular pests – flying, crawling or rodent – may be likely to cause a potential issue, and which parts of the facility may be the worst affected. They then implement a comprehensive pest prevention plan.

Wherever possible, and in complete adherence to local legislation, they minimize the use of pesticides, using odor-free chemicals that cause minimal damage to the environment and are safe to the community.

SECURITY SERVICES

Offering complete protection to your facility, tenants and the community, PWFM provides end-to-end security services. From CCTV and physical security, to guards at entrances or key access points, we work with you to assess the major risk areas and implement a security strategy tailored to the use and needs of your facility.

The security teams we deploy onsite are qualified and vigilant in their duties. At the same time they are fully-trained to respond to the community courteously and helpfully in all respects.

SWIMMING POOL MAINTENANCE

We ensure that your swimming pools and surrounding areas are kept well-maintained and clean at all times for the full enjoyment of the users. Our periodic routine maintenance programme includes pool vacuuming, checking of pH and water levels, cleaning filters and tile maintenance to avoid a build-up of waterline scale.

For the surrounding areas, we keep all landscaping, paved areas and bathroom/changing facilities well-maintained and clean, with minimal disturbance to pool users. If you require, we can provide lifeguards through our highly-credentialed security partners.

PROJECT MANAGEMENT

Both residential and commercial tenants often need a range of value-added ancillary services for the continual upkeep and improvement of their living and working spaces, or to overcome the wear and tear that happens over time.

PWFM offers affordable services such as carpentry/joinery, masonry, painting, electrical, plumbing, aluminum/glazing and decorative works. If required, we can carry out a full ‘snagging’ assessment and refurbishment.

We can provide these diverse and flexible services on call through special packages, and on an emergency call-out basis.
